Hyper-Local is a term we use for posting lots of local events, venues and happenings. Most readers who visit your site will stay if you have quality hyper-local content. They will come back if continue to post quality local information. They may see your blog/nework posts as the place to go for community events, reviews and what-not.

Real Estate content is also good to have on your social networks. The hyper-local content may be what brings visitors to your networks but having local real estate market information is usesful to establish your reputation as a local market expert. Keep current and write about what your market is doing, how it is trending and what it has done in the past. You may also write posts about companies/businesses coming in or going out of the area and how that may affect your local real estate market short and long term. There are many ways to establish yourself without saying look at this listing, look at this listing, etc. Now you have really added value to your posts.

The key to good social networking is not to be all about you. So only post real estate related info periodically. You want your readers to acknowledge that you have a finger on the pulse of your local real estate market but you also want to show that you belong to the community, that you are a positive influence on the community and that you are a local consumer of goods and services. If you write about your local vendors and service providers, the chance it that they may reciprocate and give you a shout-out too. Better yet, interview them and post a blog post AND a YouTube video. It doesn’t take long, no more than 2 minutes tops.

Ask several questions that you have thought about prior to the interview:
1) Name
2) Where you are located
3) How long have you been here
4) What is or are your areas of specialty
5) What do you think your known for locally?
6) Would you like to offer a bonus code for folks who view this video and stop by?

This final question brings them business and tracks your efforts. The more you do this, the more folks will come to get that coupon code from your videos. Become the expert.

#1      What are you using as your social networking metric!? First and foremost you should already know this. Are you trying to generate traffic, create leads, get more mentions (BUZZ), become the local expert or all of the above? You can’t reach your goal if you don’t know what it is. How do you decidee if your networking is successful if you don’t understand what “success” means to you?

#2      What tools do you use to measure this success?

  • Traffic: Google Analytics, HubSpot
  • Leads: Website tools, email tools, etc.
  • Reach (Local Expert): Facebook Insights, Twitter Counter
  • Buzz (Mentions): PostRank

#3)   How to reach these goals is important as well.

1)  Blog and Post Consistently and Intelligently
2)  Comment on other posts and blogs consistently
3)  Track your metrics – which posts receive the most hits/likes
4)  Use the 60/40 method of posting: 60% of other content and 40% unique.

Follow this plan and track your efforts to find out if your social marketing is working for you. Consistency and quality are really the answer. Don’t be afraid to re-post other people’s blogs or to give credit to their post. Not only are you contributing to quality content, but you are showing other people that you value their content and they may be more likely to return the favor!

6 Twitter Tips for Real Estate Agents (Part II)

Twitter is helping real estate agents form realationships and become local experts.On Saturday you read the first three tips that I posted for Twitter. Here are the “must read” remaining three tips with some sound advice. Don’t be intimidated, be consistent and you will do well. Read on fierce Twitter warrior!

4. Become a leader/ influencer:

Leaders are increasingly thinking of how they can build the strengths of their teams.” Real Twitter leaders are also constantly thinking of how they can build the strengths of their team (also called followers). How exactly does someone develop into a leader on Twitter? If you want to learn how to play basketball, you watch Michael Jordan. If you want to learn how to play golf, you watch Tiger Woods. It’s the same in social media. If you want to learn how to be a Twitter leader, you watch those who have already mastered it.

To become influential, follow influential people.
Klout is possibley one of the most popular services to measure your overall online influence based on the activity of your Twitter profile.

5. Create good content:

Providing interesting content on twitter is important if you want to grown your network.
• Join a few newsletters that contain topics of interest to you and your readers.
• Post Market Stats a few times a week for different quotes
• Talk about what is happening locally

•  Announce when you are going to upcoming local events (fairs, parades, charity events, art showings, FREE happenings)
•  Tweet While you are there
•  Tweet your thoughts about the event afterwards
• Tweet Quotes! Do a Google search for quotes. I like to use keywords for the day, event or emotion.
Search Examples: Tuesday Quotes, Love Quotes, Happy Quotes, Famous Quotes
• Content of Interest:
If you are all about a product, place, blog, website, hobby or whatever you are into, then tweet using those keywords that will connect your followers to you.
• STUMBLE! Join: Stumbleupon.com.
• Download their toolbar.
• Open up a second window and start stumbling items!
• When you find an interesting site, tweet it!
• ENJOY!  Be positive!  Avoid negativity and drama!

6. Share often:

Twitter is helping real estate agents form realationships and become local experts.Starting out on twitter can be quite hard at times. After all it is by now an established service, where a mutual understanding of certain dos and don’ts exist. In order to truly understand how it works, listening is the best start. Focus on what your folks have to say and share, then start out with only a few tweets a day to get a proper feel of what is right for you.

Recommended daily tweets: 2-5
Twitter is a different medium. Things drop off the stream, so if you are trying to get a message out, remember that you have to tweet it often. At the same time, it has its own etiquette and, like most social networks, heavy, blatant self-promotion is not acceptable.

What in the world is BlogGlue and why do you need it?

Social Networking. Listing Coordination Experts, Listing Syndication...I logged into my wordpress blog the other day and had to do the normal updates and backups. (which, BTW, you should be doing regularly). I got all my updates installed and went back in to write a new blog. I came across an item that I wanted to share with you.

LinkedIn or ActiveRain – What’s In it for Me?

LinkedIn or ActiveRain. What is better for real estate agents?The first question I need to ask is if you have started social networking. I don’t mean a tweet here and facebook post there. I mean serious social networking. Of course, by now you should know the importance of neworking. I have spoken of it ealier. By now, you should have developed your social networking plan and you should be attending to it consistently and intelligently! But where else should you be making your appearance?

Well, obviously, Facebook. The largest social networking group ever.
Tweeting. Sure. Shout out those tweets to show your personality, highlight local events and more.

But what is the difference, for real estate agents, between ActiveRain and LinkedIn. Now this will depend on your goals. Are you looking for referrals from Agents or are you reaching out to the actual client?

LinkedIn or ActiveRain. What is better for real estate agents?ActiveRain is a great platform for a number of reasons. AR is a place to ask other agents questions, read technology posts and reach out to the audience. Remember that your audience at AR is primarily real estate related.

LinkedIn is more consumer-centric. Let me give you just a few demographics about LinkedIn. Who is there, how many and so on:

  • LinkedIn has more than 101 million subscribers
  • 72% are between the ages of 25 – 54
  • 48% are from the United States
  • 69 of 100 Fortune 100 Comapnies are on LinkedIn

Most Popular Industries:

  • High Tech subscribers are the largest make-up – 16%
  • Finance is 13%
  • Manufacturing 9.5%
  • Medical is 8.5%
  • Twitter Etiquette for Real Estate

    Here are some egregious sins that you must not perform on social media sites. Avoid these violations and learn how to manage and maintain online relationships on a variety of popular social media sites.

    TwitterTwitter Etiquette

    • Following a user and then unfollowing them before they have a chance to follow back. Or unfollowing them as soon as they follow you.
    • Mass-following everyone so that you can artificially inflate your numbers. Then, you use that number as a success metric for influence. And maybe then you submit a press release about it.
    • Consistently using your Twitter stream for nothing but self-promotion.
    • Requesting that your friends Retweet your Tweets on a consistent basis. This is much more bothersome when the request comes via IM or email and not on Twitter itself. The bottom line: If your content is good enough to stand on its own, it will be Retweeted. There is no reason to make a personal request. (And if it doesn’t stand on its own, it usually doesn’t need to be retweeted.)
    • Not humanizing your profile. Twitter is also about real relationships. Add an avatar and a bio at the minimum. Let people know who you are. To take it a step further, make it easy for people to contact you outside Twitter if necessary. This is especially important if someone on Twitter needs to reach you but can’t direct message you since you’re not following them!? If they’re making the effort, it’s probably because they really want to talk to you.
    • Streaming only your blog’s RSS feed on Twitter.
    • Using Twitter to repeat personal and confidential correspondence. If you’re not happy with the way an email communication progressed about a private matter, take it up with the person who you were emailing to square things away. Certainly, don’t broadcast your dissatisfaction with the turnout to your entire Twitter audience. It looks unprofessional for you and makes you appear untrustworthy.
    • Leverage your Twitter connections to send spam via direct messages to those who follow you. Two days later, you may wonder why they don’t follow you anymore.
    • Using your Twitter feed as a chat room for conversations that are exclusive in nature and not as a broadcast medium. It’s nice that Twitter empowers you to use the @ symbol to talk directly to individuals, and that’s fine in moderation.
