Real Estate content is also good to have on your social networks. The hyper-local content may be what brings visitors to your networks but having local real estate market information is usesful to establish your reputation as a local market expert. Keep current and write about what your market is doing, how it is trending and what it has done in the past. You may also write posts about companies/businesses coming in or going out of the area and how that may affect your local real estate market short and long term. There are many ways to establish yourself without saying look at this listing, look at this listing, etc. Now you have really added value to your posts.

The key to good social networking is not to be all about you. So only post real estate related info periodically. You want your readers to acknowledge that you have a finger on the pulse of your local real estate market but you also want to show that you belong to the community, that you are a positive influence on the community and that you are a local consumer of goods and services. If you write about your local vendors and service providers, the chance it that they may reciprocate and give you a shout-out too. Better yet, interview them and post a blog post AND a YouTube video. It doesn’t take long, no more than 2 minutes tops.

Ask several questions that you have thought about prior to the interview:

2) Where you are located
3) How long have you been here
4) What is or are your areas of specialty
5) What do you think your known for locally?

#1      What are you using as your social networking metric!? First and foremost you should already know this. Are you trying to generate traffic, create leads, get more mentions (BUZZ), become the local expert or all of the above? You can’t reach your goal if you don’t know what it is. How do you decidee if your networking is successful if you don’t understand what “success” means to you?

#2      What tools do you use to measure this success?

  • Traffic: Google Analytics, HubSpot
  • Leads: Website tools, email tools, etc.
  • Reach (Local Expert): Facebook Insights, Twitter Counter
  • Buzz (Mentions): PostRank

#3)   How to reach these goals is important as well.

LinkedIn or ActiveRain. What is better for real estate agents?The first question I need to ask is if you have started social networking. I don’t mean a tweet here and facebook post there. I mean serious social networking. Of course, by now you should know the importance of neworking. I have spoken of it ealier. By now, you should have developed your social networking plan and you should be attending to it consistently and intelligently! But where else should you be making your appearance?

Well, obviously, Facebook. The largest social networking group ever.
Tweeting. Sure. Shout out those tweets to show your personality, highlight local events and more.

But what is the difference, for real estate agents, between ActiveRain and LinkedIn. Now this will depend on your goals. Are you looking for referrals from Agents or are you reaching out to the actual client?

LinkedIn or ActiveRain. What is better for real estate agents?ActiveRain is a great platform for a number of reasons. AR is a place to ask other agents questions, read technology posts and reach out to the audience. Remember that your audience at AR is primarily real estate related.

LinkedIn is more consumer-centric. Let me give you just a few demographics about LinkedIn. Who is there, how many and so on:

  • LinkedIn has more than 101 million subscribers
  • 72% are between the ages of 25 – 54
  • 48% are from the United States
  • 69 of 100 Fortune 100 Comapnies are on LinkedIn

    Keep in mind that some of these directories require a “link back” to the site, and you’ll have to place either a graphic or text link on your blog with their name on it. You also need to keep track of you membership info and check back regularly to make sure your account status is good and your listing stays updated. If you use site meter (http://www.sitemeter.com) to track the traffic to your site, you can see which sites are referring readers to you and then tweak your tags and blog description if you don’t think your listing is effective.

    Social Media Marketing for Real Estate is where you need to be. It’s where your current clients are and where your potential clients can be found! I also believe that you get out what you put in. If you choose to write a real estate blog post once every couple weeks, you are probably not going to see any benefits. If you tweet once a week and have nothing to say, you are probably not going to see any benefits.

    While searching for supporting evidence of this notion, I came across a great video on YouTube (Did you know that YouTube is the second largest searchable website?). If you see this, you will understand completely what you should be doing to build your potential client database. Here are some other very interesting and compelling facts:

    • Nearly four out of five US Internet users visited a social networking site in December 2009. 
    • Social networking now accounts for 11% of all time spent online in the US.
    • Time spent on social networking sites increased 82% in the past year.
    • Facebook now drives more traffic to web sites than Google.
    • Facebook currently has in excess of 350 million active users globally.
    • Six months ago, this was 250 million which is a 40% increase of users in less
      than 6 months. 
    • 50% of active users log into Facebook each day. This would mean at least
      175 million users every 24 hours. 
    • Mobile is growing for all social networks. Facebook has more than 65 million users accessing their
      site through mobile-based devices. In six months, this is over a 100% increase. 
    • Twitter now has 75 million user accounts, but only around 15 million are
      active users on a regular basis. 
    • LinkedIn has over 50 million members worldwide.
