The hyper-local content may be what brings visitors to your networks but having local real estate market information is usesful to establish your reputation as a local market expert. Keep current and write about what your market is doing, how it is trending and what it has done in the past. You may also write posts about companies/businesses coming in or going out of the area and how that may affect your local real estate market short and long term. There are many ways to establish yourself without saying look at this listing, look at this listing, etc. Now you have really added value to your posts.

The key to good social networking is not to be all about you. So only post real estate related info periodically. You want your readers to acknowledge that you have a finger on the pulse of your local real estate market but you also want to show that you belong to the community, that you are a positive influence on the community and that you are a local consumer of goods and services. If you write about your local vendors and service providers, the chance it that they may reciprocate and give you a shout-out too. Better yet, interview them and post a blog post AND a YouTube video. It doesn’t take long, no more than 2 minutes tops.

Ask several questions that you have thought about prior to the interview:
1) Name
2) Where you are located
3) How long have you been here
4) What is or are your areas of specialty
5) What do you think your known for locally?

#1      What are you using as your social networking metric!? First and foremost you should already know this. Are you trying to generate traffic, create leads, get more mentions (BUZZ), become the local expert or all of the above? You can’t reach your goal if you don’t know what it is. How do you decidee if your networking is successful if you don’t understand what “success” means to you?

#2      What tools do you use to measure this success?

  • Traffic: Google Analytics, HubSpot
  • Leads: Website tools, email tools, etc.
  • Reach (Local Expert): Facebook Insights, Twitter Counter
  • Buzz (Mentions): PostRank

#3)   How to reach these goals is important as well.

1)  Blog and Post Consistently and Intelligently
2)  Comment on other posts and blogs consistently
3)  Track your metrics – which posts receive the most hits/likes
4)  Use the 60/40 method of posting: 60% of other content and 40% unique.

• Set aside a specific amount of time each day for social media.
• Aim for 30 minutes a day and, if possible, schedule it before noon.
• Generally, posting early in the day will get more exposure than posting in the evening.
• If you achieve your goals before the allotted time is up, use the extra time to explore and learn about what other people in the industry are saying and doing with their social media strategies, and interact with your network of customers and potential customers.

Friday posts generate more traffic and greater engagement:

As Facebook continues to over-populate at an extraordinary rate, so it’s becoming harder to get people’s attention in amongst all the noise.
So is there a good, better and best time to post on this social media giant’s message boards and more to the point are some things better to post than others?
In my opinion there’s probably no one answer to either of the above questions. Surely it must depend on who’s doing the posting?
Be that as it may, a study by social media management company, Vitrue has found that how much attention your Facebook posts receive is dependent on what you post and when you posted it.
Just to put this into perspective, the report analyzed posts on more than 100 randomly selected accounts representing 42.6 million Facebook fans and 32 000 posts.

Here are some of the findings:
Posts published on Fridays get the most attention while weekend updates get the least.
Attention increases by 65% if the post is made before noon.
A photo will get 22% more likes and comments than a video and 54% more than a text only update.

If you want to connect with the fans on your Facebook page, post on Friday morning and use a picture. Those are the three elements that scored highest for fan engagement in the new study by Virtue.

What in the world is BlogGlue and why do you need it?

Social Networking. Listing Coordination Experts, Listing Syndication...I logged into my wordpress blog the other day and had to do the normal updates and backups. (which, BTW, you should be doing regularly). I got all my updates installed and went back in to write a new blog. I came across an item that I wanted to share with you.

LinkedIn or ActiveRain – What’s In it for Me?

LinkedIn or ActiveRain. What is better for real estate agents?The first question I need to ask is if you have started social networking. I don’t mean a tweet here and facebook post there. I mean serious social networking. Of course, by now you should know the importance of neworking. I have spoken of it ealier. By now, you should have developed your social networking plan and you should be attending to it consistently and intelligently! But where else should you be making your appearance?

Well, obviously, Facebook. The largest social networking group ever.
Tweeting. Sure. Shout out those tweets to show your personality, highlight local events and more.

But what is the difference, for real estate agents, between ActiveRain and LinkedIn. Now this will depend on your goals. Are you looking for referrals from Agents or are you reaching out to the actual client?

LinkedIn or ActiveRain. What is better for real estate agents?ActiveRain is a great platform for a number of reasons. AR is a place to ask other agents questions, read technology posts and reach out to the audience. Remember that your audience at AR is primarily real estate related.

LinkedIn is more consumer-centric. Let me give you just a few demographics about LinkedIn. Who is there, how many and so on:

  • LinkedIn has more than 101 million subscribers
  • 72% are between the ages of 25 – 54
  • 48% are from the United States
  • 69 of 100 Fortune 100 Comapnies are on LinkedIn

Most Popular Industries:

  • High Tech subscribers are the largest make-up – 16%
  • Finance is 13%
  • Manufacturing 9.5%
  • Medical is 8.5%
  • New Facebook Changes Could Be Good for Realtors!

    Changes to Facebook start today, February 11th.

    Facebook is making changes…again! These are changes that I think you are going to like.

    Facebook has begun rolling out a full redesign of Facebook Pages. The changes will make the Pages look and operate more like user profiles and the first part is changing today!

    Some of the things that you may notice:
    - The new layout. The left-hand menu for editing pages has been removed in favor of a new navigation menu that replaces the old tabbing system.
    - The left-hand “Information” box is also gone. However, page admins can now add info about their brand at the top of the page under the main title.
    - A page can now use Facebook as if they were an individual with the ability to interact with other pages

    Facebook is also releasing a Page Tour and a manual to explain the new design. Admins will have until March 10 to switch over  before Facebook automatically updates every page to the new design.

    Two other changes to note are the size of landing pages and your sidebar graphic.

    - Landing Pages are reduced to 520 x 490 and
    - Image/Graphic on Left sidebar is reduced from 200×600 to 180X540 making it necessary to update this graphic to fit properly.

    This is a good start but let’s see what Facebook brings out in March!

    Web 5 Live – Last Day – Boo Hoo

    Attending my very last day of Web 5 Live. This has been a fantastic series of one hour webinars about everthing from real estate social marketing, mobile marketing and setting up systems. They hosted one a day all week long. I’m telling you, I’m going to miss this hour every day! My boyfriends are gone! Tech Savvy Agents really rocked the house this week!

    Most real estate professionals describe RealTown.com as the Internet portal that features everything that is real estate. I find it to be one of the most comprehensive and valuable resources available with great articles, Blog posts and community.

    Real estate information happens to be the driving force in everybody’s life right now. Some discussion content is private for members of specific groups, while other information is open to the public. The site does not require registration, though registration is required for those who post content at the site.

    Within the resource section of RealTown there are categories that include articles, links, tutorials, downloads and vendor websites. This section proves to be a valuable location for any real estate professional who is interested in keeping abreast to the latest trends, products, and educational resources.
