Social Network Metrics for Success

Social Networking for Realtors - Facebook, Twitter, LinkedIn,  Social Marketing Plans, MetricsWhen you are pondering what articles to add to your Real Estate Blog or to Tweet on Twitter or to Post on Facebook, consider this…What you post IS important. Let’s discuss why.

#1      What are you using as your social networking metric!? First and foremost you should already know this. Are you trying to generate traffic, create leads, get more mentions (BUZZ), become the local expert or all of the above? You can’t reach your goal if you don’t know what it is. How do you decidee if your networking is successful if you don’t understand what “success” means to you?

#2      What tools do you use to measure this success?

  • Traffic: Google Analytics, HubSpot
  • Leads: Website tools, email tools, etc.
  • Reach (Local Expert): Facebook Insights, Twitter Counter
  • Buzz (Mentions): PostRank

#3)   How to reach these goals is important as well.

1)  Blog and Post Consistently and Intelligently
2)  Comment on other posts and blogs consistently
3)  Track your metrics – which posts receive the most hits/likes
4)  Use the 60/40 method of posting: 60% of other content and 40% unique.

Follow this plan and track your efforts to find out if your social marketing is working for you. Consistency and quality are really the answer. Don’t be afraid to re-post other people’s blogs or to give credit to their post. Not only are you contributing to quality content, but you are showing other people that you value their content and they may be more likely to return the favor!

6 Twitter Tips for Real Estate Agents (Part II)

Twitter is helping real estate agents form realationships and become local experts.On Saturday you read the first three tips that I posted for Twitter. Here are the “must read” remaining three tips with some sound advice. Don’t be intimidated, be consistent and you will do well. Read on fierce Twitter warrior!

4. Become a leader/ influencer:

Leaders are increasingly thinking of how they can build the strengths of their teams.” Real Twitter leaders are also constantly thinking of how they can build the strengths of their team (also called followers). How exactly does someone develop into a leader on Twitter? If you want to learn how to play basketball, you watch Michael Jordan. If you want to learn how to play golf, you watch Tiger Woods. It’s the same in social media. If you want to learn how to be a Twitter leader, you watch those who have already mastered it.

To become influential, follow influential people.
Klout is possibley one of the most popular services to measure your overall online influence based on the activity of your Twitter profile.

5. Create good content:

Providing interesting content on twitter is important if you want to grown your network.
• Join a few newsletters that contain topics of interest to you and your readers.
• Post Market Stats a few times a week for different quotes
• Talk about what is happening locally

•  Announce when you are going to upcoming local events (fairs, parades, charity events, art showings, FREE happenings)
•  Tweet While you are there
•  Tweet your thoughts about the event afterwards
• Tweet Quotes! Do a Google search for quotes. I like to use keywords for the day, event or emotion.
Search Examples: Tuesday Quotes, Love Quotes, Happy Quotes, Famous Quotes
• Content of Interest:
If you are all about a product, place, blog, website, hobby or whatever you are into, then tweet using those keywords that will connect your followers to you.
• STUMBLE! Join: Stumbleupon.com.
• Download their toolbar.
• Open up a second window and start stumbling items!
• When you find an interesting site, tweet it!
• ENJOY!  Be positive!  Avoid negativity and drama!

6. Share often:

Twitter is helping real estate agents form realationships and become local experts.Starting out on twitter can be quite hard at times. After all it is by now an established service, where a mutual understanding of certain dos and don’ts exist. In order to truly understand how it works, listening is the best start. Focus on what your folks have to say and share, then start out with only a few tweets a day to get a proper feel of what is right for you.

Recommended daily tweets: 2-5
Twitter is a different medium. Things drop off the stream, so if you are trying to get a message out, remember that you have to tweet it often. At the same time, it has its own etiquette and, like most social networks, heavy, blatant self-promotion is not acceptable.

Utilizing YouTube and Video for Real Estate

Utilizing YouTube and Video For Real EstateSo I got up this morning and went into the office as usual. I logged in to get my email and to read and respond to anything that may need attending to right away. The first email I really paid attention to was from a company that is hosting a Webinar on marketing with YouTube. I have a few clients who are fairly good with this type of marketing. Most of them, however, are not. It seems I always get the same response from them, “Oh, I know I should be doing that but I just don’t have time, or I don’t look good on camera, or I already have Virtual Tours. ”

The following stats are from the email from #1 Expert/Best Image and made me sit back and just asky myself this question:  WHY? These stats are tellying every reason WHY you should be utilizing YouTube and video for marketing your listings and marketing yourself.

      • 2 billion videos are viewed EVERY DAY on You Tube
      • 200 million videos are viewed daily on cell phones
      • By using VIDEO you have a 50 times better chance of ranking on page 1 of GOOGLE

YouTube is now the second most searchable database, following Google. This certainly must make you do a double take. The second most searched database in the world!!!

So, two things to take away from this:

1) If you are not on YouTube as part of your Real Estate Listing Coodination plan; You Should Be

2) If you are utilizing YouTube, you should be doing a great job, because what you do here can impact whether or not you will be found here!

Here are the fields you will need to fill in to complete your post to YouTube as well as my suggestions for making the most of the field.

Title: Create a keyword-rich title. For instance use the location and maybe add real estate in there too! People who are on YouTube and are searching for properties to view already know what they are looking for. They know the area and will more than like search “area + homes for sale” or “area + real estate”. So create a searchable title.

Description: Put your most important information first. So, put the website for the listing, “area + homes for sale”, etc. This si the first thing the search engine reads so you need to make it work for you.

Tags: Tags are searchable words, relevant to your keywords, that help your viewers find you. Use common local phrases as well such as local main venues, local celebrities, parks, teams, etc. So for example, if I were posting a listing in northern Wisconsin I would probably add in tags like Green Bay Packers, Football Hall of Fame, Milwaukee, etc. These are highly searched tags and someone is just as likely to find you that way!

One last note about YouTube: YouTube can also transcribe the narration in the video, thereby making your video text searchable as well. So remember, as you create your video for YouTube, narrate the content with keywords and very succinctly to enhance the accuracy of the transcription!

Finally, my advice to you. If you are not using YouTube in your listings, you are missing the boat. Only 25% of agents use YouTube in their marketing, yet 73% of sellers said they would choose an agent who used YouTube in their marketing!

What Does Your Tag Line Say About You?

Real Estate Virtual Assistant Online, Logos, BrandingSeveral years ago I began my busienss as a Virtual Assistant. 1996 to be exact. This was the first business I have ever owned so it was all a learning process. In 2001 I decided to niche and become a Real Estate Virtual Assistant. I had 7 or so years experience in house so it was a natural progression. I was able to integrate my Bachelors of  Science in Marketing to help my clients as well. So it turned out to be a good fit.

The first thing I needed to do was to name my business and begin branding it. Seemed easy, not so much! LOL

There are so many things to consider when you build that brand. Color schemes, target market, the methods to use for marketing and where to reach your target markets and so much more.

So, I began with what I knew for sure.

1) I like purple. What goes with purple? Orange and green seemed to compliment. So there ya go.
2)  Name…..hmmm. What kind of name says what I do and is it availalbe as a domain name? I went through the typical ideas, using symbals or “AA” in the front to get listed at the beginning of any Directories. Aacme Assistance, A&A Office Solutions, etc. Happy to say, I did not end up there! More creatively I chose REVA Online (short for Real Estate Virtual Asssistant Online). I registered both REVA Online.com and RealEstateVirtualAsssistantOnline.com, as well as my name, KathyGoldman.com.
3) Then I chose a webhost and began building my site.
4)  I needed a tag line, something set me apart from my limited competition and something that would make me stand out. So, tongue in cheek, my tag line is REVA Online…where “location” finally doesn’t matter! I thought it was cute and still get compliments to this day.
5)  But that’s not the end of the branding. So the website is there, the domain, the tagline….what’s next?  So I had a logo created, something that hopefully inspires what I do.
6)  Then I began my search for clients and relationships. (any of this sounding familiar?), so I started networking “virtually”. I created an account at ActiveRain and would post comments on other Agent blogs, websites and articles and started to become seen and known. (AHA Moment)….

This is what it’s like for you as well. You don’t just show up as number one! You earn it. Your reputation, your ability to succeed and your interest in your clients. That’s what forms these relationships and sets you out in front of your competeition.

I have been in the Virtual Assistant business for 15 years now. 15 years. I like to think that this was the pathway my career was supposed to be on. The people I have met along the way have been wonderful, my clients incredible and the job itself is the best job in the world! I work very hard, am very committed to my clients and their businesses and make my appearance on the social media as often as possible (though I admit it could always be more!)

Personalize and Brand Your YouTube Channel

customize your youtube channel. Brand your look.So a few days ago you learned the very basics to personalize your  YouTube  Channel. Today, move on!

Let’s get fancy today!

So you know the Themes and Colors page offers many, many options to really personalize and brand your Channel. You can change absolutely everything there. Hyperlink colors, text color, background color….AND…..(drumroll please)….Background image!!!!

So here is where we can get really fancy.  You need some direction here to make this work for you. So click on the Advanced Editing Options again. The window opens up with all the options we reviewed recently, as well as, a background image option. This is what we will visit today.

To get your background to coordinate with your other branding, you need to create the background using the graphics from your branding. I will show you the easiest way to format the background. See my example here:   http://www.youtube.com/kmgoldman

Let’s create something similar.

The first thing you need is your photo. It should be about 1500 pxl x 1500 pxl for maximum coverage. My client’s is actually 2000 and i added a gray background below. Personally, I like the small header on top with a gray background to blend in. But for simplicity sake, lets show you how to do the background as a photo.

Find your photo. Because it needs to be large to cover your background, you will need a higher resolution photo. Open the photo in your photo editor. If you don’t have one, I just found the most amazing FREE program that you can use. It’s very similar to Photoshop, but it’s FREE!!!  (www.Photoscape.org).

- Just open your photo in your photo editor
- Resize the picture to 1500 x 1500 pxl.
- Save the photo as a copy (Save As)

Now, go to your YouTube Channel. Go to the Themes tab, Advance Options below and then where it says Background Image, click Browse to navigate to the location of the picture you just saved. Click on the file, upload it and it will show you a preview of  what the photo/graphic looks like. If you like it, scroll up and say SAVE or it won’t be there.

If you don’t like it, you will have to tweak it in your photo editor. One of the things that I find to be a major issue is the horizontal size. So play with it so it appears as you like it to!
